Two Listings I'm Excited About
Every so often a couple of new listings hit the market and I find myself wanting to tell people about them right away. This week it's two: a one-acre ranch on a quiet street in Harborfields, and an East Northport hi-ranch with a built-in way to help carry the mortgage. They're different homes for different buyers, but both are the kind of opportunity I like to point out early.
49 Salem Ridge Drive: an acre, a ranch and a neighborhood on the rise
An acre of land in Huntington is rare. An acre in an established, tree-lined neighborhood within the Harborfields school district is rarer still, and that's what 49 Salem Ridge Drive offers at $1,325,000.
The 1958 ranch has about 2,574 square feet, three bedrooms, two and a half baths, a sunken living room, a formal dining room and a den. What I like most is how much of the heavy lifting is already done. The roof dates to roughly 2020, and the siding, 200-amp electric service and a maintained whole-house generator are all updated. The kitchen was renovated in 2016 with custom cabinetry, granite counters and an island that seats four. The primary suite has an expanded bath with two skylights and opens onto a Trex deck over the backyard.
Then there's the street itself. Homes up and down Salem Ridge are being renovated, and that's a good sign for the neighborhood's direction. Buyers here aren't stepping into a block that's stuck in time. They're joining one that's being renewed, house by house, and a full acre gives the next owner room for a pool, a garden, an addition or simply space.
37 Bellecrest Avenue: a hi-ranch that can help pay for itself
In today's market, a lot of buyers are asking the same question: how do I afford this? 37 Bellecrest Avenue in East Northport, listed at $799,000, offers a practical answer.
This 1987 hi-ranch has four bedrooms and three full baths across about 1,940 square feet. The upper level holds the living room, dining area, kitchen and bedrooms. The lower level includes an accessory apartment with its own kitchen, bath and living space. A buyer could live in the main home and rent the apartment to offset the monthly mortgage, or use it for extended family, a home office or guests. Either way, the floor plan can change as life does.
Outside, the backyard is fenced and has a deck and a patio, so summer barbecues are covered. The home is also close to East Northport's shopping, restaurants, parks and transportation. For a first-time buyer stretching toward a first purchase, or anyone looking for multigenerational space, this one deserves a look. As with any income-producing setup, buyers should confirm the apartment's permits, rental rules and potential income for themselves.
